Marina Apartments in £ód¼

The Marina Apartments development is located in north £ód¼ in the Soko³ówka river valley, opposite the Julianowski Park and near the Las £agiewnicki park area with bike routes, walking paths, ponds and tennis courts. At the same time, you will find city amenities nearby, including schools, nurseries, markets, shopping malls and sports centers such as Manufaktura or Nowa Gdynia.

The Soko³ówka river valley is an ideal place for 102 exclusive Marina Apartments with parking places underground, all of this within a monitored area.

The Marina design by Jan Wilkocki is an architectural innovation not seen before in £ód¼. The development's reinforced concrete construction and monolithic walls as well as "floating" floors guarantee excellent acoustic isolation.

The modern Marina Apartments will feature three panoramic lifts, with a glass wall on the east side that not only allows a beautiful view but also creates a an acoustic screen and an additional layer to support the heating system. There are also loggias, or winter gardens, on the west side, with sliding windows, a modern heating system with an individual all-year control function, "multiroom installation," a sauna, a gym hall, a jacuzzi, a club hall with a billiards room, and a playroom for children.

Apartments ranging from 41 to 137 square meters are planned as part of the project. Additionally, a 267 sq m penthouse is planned at the top of the building. The entrance gate for the parking area underground is separated from the building. There will be 110 parking places underground, with two car parking spaces per apartment, as well as parking places for visitors outside. Cheaper apartments will have one car parking place underground and one outside within the guarded area of the development. Additionally, there is one storage unit per apartment of 5-6 sq m.

The walls between apartments are 20 cm thick. Many of these apartments will overlook the lake or river.

The development is bound to attract a lot of interest due to its friendly payment structure. Initially, buyers will pay a small "holding deposit" of zl.6,100 gross. Then, in February 2008, the first installment is due: 15 percent upon signing the preliminary purchase agreement. The remaining 85 percent will not be due until the end of construction in 18 months' time.

All payments made, including the reservation fee and the initial 15 percent of the price, will be kept on an escrow/reservation account. The bank and the developer cannot touch this money until the end of construction. The developer is putting up the apartments for sale on a "slow release" basis. The first 40 apartments are on sale now. The balance will be released over the second half of next year. The apartments are not fitted out with any interiors, apart from radiators and light switches.

The average price of the first batch of 40 apartments will be zl.9,250 per sq m gross. The Marina development is an investment project by Varitex SA Company, which has been on the construction market for around 20 years.

Amanda Kohler, sales and acquisitions manager at Keen Property Partners, says, "It is a fantastic location. The street is tree-lined and extremely quiet. There is nothing on either side of the plot at the moment; however, there are plans in the future for other residential developments to be built. There will also be plenty of land surrounding the building to ensure privacy. There is a large Tesco supermarket within a five-minute drive. Under construction at the moment is a 'fast tram' that is only 200 meters away, with direct access to the city center. A drive to the Manufaktura shopping and entertainment complex will take between eight to 10 minutes.

"Due to its excellent payment structure, construction time and its being the first of its kind to be built in £ód¼, this development is bound to attract significant capital appreciation."
