Redefining the Heart of a City

A new multi-functional urban project named Wzorcownia is under way in the heart of W這c豉wek, on the redeveloped site of a former faience factory. Wzorcownia will consist of four buildings with a total retail space of 20,400 square meters. The largest building is designed as the first shopping mall in W這c豉wek, housing brand-name stores with clothes, shoes and articles for children, sports stores, service outlets and an underground parking lot. Well-known brands in Wzorcownia include Alma delicatessen and the H&M clothing company.


Tradition and modernity
W這c豉wek's first recreation and entertainment center will be housed in a former 19th-century furnace plant where W這c豉wek residents will be able to visit a bowling alley, a fitness club and stylish restaurants and caf廥 for around 500 people. "The faience firing furnaces inside the building will be renovated as a testimony to the history of the place, and they will also lend a special ambiance to the new facility," said Karol Fiedor of the CDF Architekci office, jointly responsible for the Wzorcownia architectural design.

The other two sections of Wzorcownia are apartment buildings with retail space on the ground floor. All the Wzorcownia buildings will surround a new public square which will become a place for locals and tourists alike to meet and relax.

"Wzorcownia will become the central shopping point of W這c豉wek," said Elwira Stanis豉wska, of Budizol Property, the investor in Wzorcownia. "Together with the City shopping center which is already there, it will form a spacious and modern urban complex comprising stores, entertainment and recreation facilities, services and hotels. Our company is taking part in a plan to redevelop the downtown area and build a new image of the city and Wzorcownia is the latest stage of the plan."


'Power Center'
Wzorcownia is situated in the immediate vicinity of the City shopping center, which comprises a Kaufland supermarket, EMPiK, EURO RTV AGD, Jysk and Komfort stores, a Multikino multiplex and, inside a redeveloped building, a hotel named Aparthotel Lofty w Piecowni. The shopping center also includes a parking lot for over 300 cars and a gas station. Linked by pedestrian walkways, Wzorcownia and City will become a single, large and multi-functional complex ("power center") on a total area of 8 hectares in the city center. The new center will have over 100 stores and service outlets.

"W這c豉wek lacks a real shopping mall, a place the city residents could come to and meet up with friends, do some shopping and just have a good time," said Agnieszka Michalczewska of the King Sturge company, which is in charge of retail space rental. "Right now, people go from W這c豉wek to shopping centers in other cities. Wzorcownia meets their needs and fills the void in the shopping desert of W這c豉wek."


The heart of the city
The investor commissioned the Gfk GeoMarketing company with market research for the mall and the findings confirm the benefits of the central location of the project. Wzorcownia is situated in the close neighborhood of bus and railway stations, municipal transportation stops, major city offices and national road no. 1 with a dual carriageway. Wzorcownia is situated in the center of the "W這c豉wek population concentration zone." The zone within a 10-minute walk from the new project is inhabited by 10,000 people, while 50,000 people, or 40 percent of W這c豉wek's population, live within a 5-minute car ride. The population density in the area is comparable to that of around some shopping centers in Upper Silesia. The total consumer potential within range of Wzorcownia is over 200,000 people in W這c豉wek as well as towns and villages situated up to 20 km from the mall.


Modern ideas
The shopping mall will be constructed employing state-of-the-art "passive building" technology. It will accumulate heat through solar panels on the roof. The windows and the glassed roof of Wzorcownia will be fitted with "heat mirror" panes which reflect heat and thus protect the interior from both overheating and heat loss. The glass is UV-proof, which is of special importance to stores with clothes. A special roller blind mounted at ceiling level will ensure the right temperature on hot days and chilly nights. The heating, air-conditioning and lighting systems will be controlled with an intelligent-building system, enabling significant energy saving.

The interior design features a promenade to provide convenient access to stores and service outlets. Escalators and a glassed panoramic elevator help customers move between floors. A glass passage will link the shopping mall with the neighbor recreation and entertainment center and the Aparthotel Lofty w Piecowni.

The sale of retail space of the building is handled by King Sturge. Wzorcownia is scheduled to open in the third quarter of 2009.
