Poznań: A Market with Good Prospects

Krzysztof Kluska, a real estate adviser at Home Broker, says:

Poznań needs new housing. It is a very attractive city for people interested in investing in real estate. The city is constantly developing and attracting people from both Wielkopolska and other regions.

A growing number of companies are beginning to do business in Poznań. New jobs are being created, thus generating demand for real estate. Poznań ranks third in Poland in terms of the number of housing completions. In recent years developers have completed around 3,000 new dwellings here annually.

The Poznań market is strongly consolidated and concentrated in the hands of the largest developers. As a result, the market continues to grow and offers a chance to make handsome profits on real estate. The four largest developers operating in the city provide almost 60 percent of all newly completed housing units. It is estimated that around 70 new residential projects are now under way in Poznań. They include projects located outside the city but in its immediate vicinity.

There are several interesting projects currently under way in Poznań. One of them is Modena Park. The project involves the conversion of the former Modena clothing factory into a residential and commercial complex. Some of the existing buildings will be redeveloped and converted, others will be demolished and replaced with new buildings.

There are also interesting projects under way near the local lake Malta. The construction of a modern housing estate started there a few years ago. It has attracted a lot of interest from more affluent residents of the city. Prices per square meter range from zl.7,500 to zl.9,500 there. A consortium of Spanish developers is building the Malta Blue residential complex in that area.
