An Austrian developer completed finishing work on the Zebra Tower office building in Warsaw in December. Almost 70 percent of the building’s space has been rented out.

The Zebra Tower, on Jazdy Polskiej Traffic Circle, offers 17,800 square meters of usable space on 16 floors along with 124 parking places in two underground garages. Offices available for rent are from 250 sq m in area and the tenants can arrange the space on an individual basis. A part of the building will be occupied by several stores and restaurants. The Zebra Tower boasts convenient access, with a metro station underneath the building.

Developed by the S+B Gruppe AG company from Austria, the Zebra Tower was designed by Austrian architect Martin Trothan together with Poland’s Piotr Bujnowski in Warsaw and the Hoffmann Architekten office.

According to the developer, the Zebra Tower will be the first office building in Warsaw to receive the Leadership in Energy and Environmental Design (LEED) certificate meaning that it will be cheaper to maintain and be more attractive to buyers and tenants because it will provide healthier and more user-friendly space. Lower energy consumption results in less pollution and reduces the building’s negative impact on the environment.

So far, 70 percent of the space in the Zebra Tower has been rented out. The tenants include Boston Consulting Group, Samsung, TFI Investors, PKO BP, PKO BP Inwestycje, Bank Millennium, Cityboard, Svenska Handelsbank, ENVC, and Bankier.pl.

Meanwhile, the S+B Gruppe AG, which operates in Austria, the Czech Republic, Romania and Poland, plans another new office building in Warsaw and is negotiating the purchase of land for the project.
