Libeskind’s Vision in the Center of Warsaw

Z這ta 44 is Poland’s and Central and Eastern Europe’s first luxury apartment tower wholly designed by renowned American architect Daniel Libeskind.

One can notice several basic trends on today’s global market for luxury apartments. One of them is the concept of a tower hovering over surrounding buildings. This is what Z這ta 44 will be like. The whole concept of the building has been created by Libeskind’s studio: from the external appearance of the building through its common areas – the lobby, terrace and banquet rooms – to the interiors of individual apartments. One can say that the Warsaw tower will be a fully original design by the American architect. As a result, future occupants will benefit from living in a place which will be both prestigious and unique. The requirements set by clients for developers of the most luxurious apartments are increasingly high. The designers of Z這ta 44 have decided to meet the expectations by installing innovative devices and systems in the apartments. The occupants will have an opportunity to use a home management system (HMS). Each apartment will be provided with a touchscreen through which the occupants will not only be able to control their air-conditioning and heating system, lighting and roller-blinds but will also be able to order food from their favorite restaurant. The HMS system will also give them the ability to monitor the entrance door, parking space and videophone. Importantly, the system can be controlled remotely via a mobile phone.

The interior design of the apartments, combining top luxury and functionality, is what the architect has paid the greatest attention to in the designing process. The bathrooms and water closets will be provided with electric floor heating installations. Purified, softened and disinfected water will be supplied to each apartment. One of the key issues is also security for the occupants – a security room will be located at the back of the lobby while strict security procedures to be applied in the building will ensure that unauthorized people will not get further than the main lobby.

The building will be provided with a safe rubbish chute with an electromagnetic lock and an intelligent control system for elevators, which will also play an important role in the security system of the building. The elevators will be activated with the use of a magnetic card, with the occupants only allowed to go to the story where they live or to the underground garage where the computer system will virtually “lead” them to the right parking space. The recreation floor is to provide space for meetings for the apartment owners and their guests. It will house a swimming pool, fitness club, sauna, massage parlors and a sun terrace provided with a hot-tub and full of greenery.

The occupants will also be offered a round-the-clock concierge service to help them in such daily activities as collecting letters, parcels and the press. They will also be able to order a wide range of additional services, including care of the apartment while the owner is away, a car service and the services of the private cook and sommelier. Using the latter services, the occupants will have an opportunity to hold a reception in one of the banquet rooms.


The Z這ta 44 tower will be 192 meters high and will be the third tallest building in Warsaw. After a break of several months, work on the construction site has been resumed and is proceeding fast. The developer has promised that the facade of the building will be completed by the European soccer tournament to be hosted by Poland and Ukraine in the summer of 2012.

So far 35 percent of the apartments in the Z這ta 44 project have been sold.
