Klimt House is a new apartment building in Warsaw’s Mokotów district developed by Echo Investment. The name of the building and its interiors are inspired by the art of Gustav Klimt, a painter and illustrator of the Vienna Secession art movement of the late 19th and early 20th centuries.

The old part of the Mokotów district has for decades been one of the most prestigious locations in Warsaw. The developer’s intention was to create an architectural gem surrounded by prewar modernist buildings, which are a typical feature of the neighborhood. Hence the decision to draw inspiration from the famous Vienna master and his paintings.

The facade of the building is clad in natural stone. The balconies and terraces are finished in natural stone with different textures, including sandstone and granite, and in exotic wood. The balustrades have stone or glass facings. The glass balustrades increase access to natural light and are an interesting architectural detail in their own right. Combined with the tall windows, they provide a maximum amount of daylight. There are stone floors in the interior and pathways of exotic wood in the inner courtyard. The walls of the common areas are decorated with mosaics inspired by Klimt’s art.

Klimt House is eight minutes by foot from the Racławicka metro station and close to Pole Mokotowskie Park, Słonimskiego Square, Dreszera Park and Morskie Oko Park. There is a private kindergarten opposite the building as well as schools, including a music school, many banks, stores and several theaters, including the Guliwer children’s theater, in its vicinity.

Location and architecture are not the only factors that make Klimt House special. The building also stands out with its luxury interiors and apartments with attractive and functional floor plans. Klimt House is a building with easy access for children as well as elderly and disabled people—without too many stairs, with modern elevators and wide wheelchair-friendly hallways. The inner courtyard is a space for relaxation, with greenery, carefully chosen architectural details and a play area for children. The penthouses are provided with a multi-split air-conditioning system. The other apartments are provided with piping for the installation of appropriate appliances.

Facilities for treated water have been installed in the kitchens of all the apartments, while the bathrooms are provided with outlets to enable the installation of a floor heating system. The terraces are provided with tap water to make it easier to tend greenery and keep the place clean. The penthouses have heated terraces. Since Klimt House is in a busy part of the city, the developer used materials to eliminate noise coming from the outside and inside of the building.

The occupants have access to a common recreational complex, composed of a gym zone with high-class equipment for aerobic and strength training exercises, and a relaxation zone with a Finnish sauna and deck chairs. Comfort is also ensured by the design of the underground car parking garage—the entryway and the parking spaces are designed to guarantee easy maneuverability for large SUVs. The parking spaces are up to 3.5 meters wide. Klimt House is equipped with modern surveillance and access control systems. The property is fenced and provided with an around-the-clock security service. All the gates and entrance doors at Klimt House are under surveillance by means of a closed circuit television system. The video intercoms in the apartments have a memory system that enables them to register every visit to the place when the owner is away. The building has a master key system. The minimum price per square meter of apartment space at Klimt House is zl.13,000. The smallest luxury apartment costs zl.640,000.
