Warsaw developers may have to redefine the meaning of the word “exclusive” after a new skyscraper opens in the city center, at 44 Z這ta St., in a few months. Designed by world-famous architect Daniel Libeskind, the Z這ta 44 building, dubbed the Glass Sail, will be the tallest apartment tower in Warsaw, taking standards in luxury living to new heights.


The tower is scheduled for opening early next year. After the top, 54th, floor of the building was completed in February, work began on the building’s facades and interiors. The Z這ta 44 tower, a project by the Orco Property Group, brings luxury to the heart of Warsaw. Like other projects of its kind in New York and London, Z這ta 44 will provide its tenants with a full range of top facilities. Designed to comply with the most demanding environmental and technological standards, the tower is the first building in Poland to have triple glazed facades and a computerized Home Management System (HMS) that integrates all controls and functions in one touchscreen.

Cutting-edge technology aside, residents of Z這ta 44 will find a variety of comfort features, including a recreation floor with a swimming pool, round-the-clock concierge service and privacy ensured by elevators taking home owners exclusively to their floor of residence. The tower on Z這ta Street, which still before opening has become a landmark of modern Poland, aims to bring a new quality of life to Warsaw, an effort that has already been acknowledged. The project has won the CNBC European Property Award in three categories and the Eurobuild CEE award as the Business Achievement of the Year 2011. “Just like Burj Khalifa is an icon of Dubai, Z這ta 44 will be an icon of Warsaw,” said Jean-Francois Ott, president and CEO of the Orco Property Group.

Exclusive apartments
In May, Orco Property Group completed designing interior arrangements in the building and unveiled the full array of finishing options available to future residents. Each buyer can choose between 15 different styles with matching high-end household appliances from the most expensive brands and companies. Importantly, the finishing packages and the furnishings are all included in the price.

“Z這ta 44 is the only high-class apartment building in Poland comparable with the world’s most famous projects of this kind, such as the Trump International Hotel and Tower in Toronto, One Hyde Park in London, Icon Brickell Residences in Miami, MahaNakhon in Bangkok, HSB Turning Torso in Malm, and One57 in New York,” said Alicja Ko軼iesza, sales and marketing director at Orco Property Group.

The 15 different interior arrangements at Z這ta 44 are available in five finish styles and color options. The style versions include Classic Elegance-Marble Nobility inspired by the classic proportions of Italian Renaissance sculptures, Metropolitan-Diamond Passion, which draws from the distinctive ambiance of New York’s most prestigious avenues, and New Asian-Alabaster Touch, where the spirit of the Far East meets the Asian art of design. The remaining two styles are the minimalist Timeless Chic-Opal Sensation and Art Deco-Crystal Splendor, a finish package that is like a time machine taking home owners to the classy interiors of the first skyscrapers in Chicago and epitomizes the dream of the most luxurious residences in the world. The three available color options are light, moderate and dark, adding up to a total of 15 style and color versions.

All the options and style varieties were designed by Patrycja Zaczy雟ka, one of Poland’s most promising interior designers who was previously involved in a number of prestigious projects in Moscow, Monte Carlo, London and New York. All the interior arrangements available at Z這ta 44 use refined materials and have an exclusive look. Architectural details are designed with the precision of a jeweler. The most prestigious apartments in Poland will be adorned with Italian marble, precious sandstone and natural wood, including ebony, gray oak and bleached oak. Bathrooms will come with marble cabinets and decorative mirrors made especially for Z這ta 44.

“Some of the most remarkable interiors are the Art Deco-Crystal Splendor ones which materialize the dream of genuine luxury that has never been seen in Poland before,” said Ko軼iesza. “From crystal washbasins in the bathrooms to individually designed and customized shower doors, glass and chromium mirrors to closets and dressing rooms in exotic ‘black scale’ wood to onyx floors and doors. Such are the living standards of the world’s richest people and this how the richest people will live in Poland as well.”

The final look of each apartment is determined by the building’s extraordinary architectural form designed by Daniel Libeskind. The apartments are almost three meters tall with windows extending from the floor to the ceiling, revealing a spectacular, panoramic view of the city.

Exceptional apartments for exceptional people
The exclusive finish options in Z這ta 44 apartments come in package with luxurious furnishings, including high-end household appliances from the most expensive brands and companies. Each apartment will have a canal heating system by the Jaga company cleverly hidden in the floor. Luxurious bathrooms in the building will be fitted with Quaryl tubs from Villeroy & Boch and Dornbracht fixtures made of solid, hand-polished and chromium-plated brass. The kitchen in each apartment will be delivered complete with exclusive appliances from the Gaggenau company, including a refrigerator, an oven with a microwave function, a ventilation hood, a dishwasher and an induction stove. Gaggenau will also place a wine cooler in every apartment. To make the whole complete, the kitchens with have sought-after Blanco sinks.

The luxurious finish options at Z這ta 44 will be coupled with ubiquitous high-tech innovation. The technology includes a movement sensor system to open and close kitchen cupboards, television screens embedded in bathroom mirrors and the intelligent Home Management System developed exclusively for Orco Property Group projects.

In addition to international trends, the designers of Z這ta 44 interior finish options were guided by the diverse and often sophisticated expectations of future apartment owners.

“The unique range of finishing and furnishing options at 44 Z這ta St. addresses changing market demand and follows over two years of a thorough analysis of our customers’ expectations,” said Ko軼iesza. “What the real estate market regarded as exclusive just a few years ago is no longer exclusive today. Z這ta 44 is being constructed as a project for the most demanding tenants who are familiar with international trends and who expect to see those in their own residences.”

The prices of Z這ta 44 apartments start at zl.18,000 per square meter, with the average price at zl.32,000 per sq m. The price of each apartment includes the Classic Elegance-Marble Nobility finish package complete with exclusive furnishings. As part of the purchased package, each tenant can add their own finishing touches so that each Z這ta 44 home will be like no other.
