Andrzej Kaczmarek, CEO of developer Powi¶le Park, talks to the Voice.

What’s the story behind your new, exclusive apartamenty NA POWI¦LU housing estate in Warsaw’s Powi¶le neighborhood? What makes the project special?
The idea is to build a model housing estate combining innovative technology with values that guide urban planners, including esthetics, functionality and top quality. We want to ensure that the estate matches the surrounding architecture and the elegant and modern quarter that is emerging in this part of central Warsaw.

What measures did you take to smoothly incorporate your project into the neighborhood and its history?
The Art Deco-inspired design of the five new apartment buildings on Kruczkowskiego Street is our nod to the history of the site. There is also a row of renovated, historic gas lamps that illuminate the square between the five buildings and an adjacent office building. A great deal of attention has been paid to the facades. Made of sandstone from Strzegom, they are decorated with perforated panels with a floral pattern to reflect the natural beauty of the parks surrounding the estate. The copper color used, in turn, brings to mind prewar elegance.

The elegant architecture and the attractive location are a major selling point of the NA POWI¦LU apartments. What other draws does the project have for buyers?
The NA POWI¦LU apartments stand out with their innovative technology. The housing estate is provided with a tri-generation power supply system based on natural gas, which is standard in many cities like Paris, Brussels, Sydney and New York. As a result, each apartment will have an individually adjustable air-conditioning system based on chilled water and a cutting-edge underfloor heating system. We have also installed a water purification station similar to those normally used at five-star hotels rather than residential estates. As a result, the water supplied to our residents will be very clean. Of course, we have made sure to provide our customers with services of the highest standard. We have used quality components and materials from the best manufacturers. The NA POWI¦LU estate also has a building management system and there will be a reception desk with a porter.

The Powi¶le neighborhood is an interesting alternative to luxurious projects under way in the city center, such as the Złota 44 and Cosmopolitan Twarda 2/4 apartment towers. Who will live in your apartments? Who are your target buyers?
The location is the project’s biggest asset and the word Powi¶le is part of the estate’s name for a reason. The NA POWI¦LU apartments are being built on Kruczkowskiego Street, which is just a few minutes’ walk from the Warsaw Stock Exchange, Nowy ¦wiat Street and Trzech Krzyży Square. Vast parks, exclusive stores and restaurants, financial institutions, offices and embassies give Powi¶le an advantage over other areas in downtown Warsaw that are still in disarray in urban planning terms.

How much do the apartments cost and when will the first residents move in?
Construction work is scheduled for completion in February 2014. The apartments will be delivered partially finished in terms of the interiors to enable residents to do the finishing work by themselves to suit their individual tastes. The prices depend on where a specific apartment is located and range from zl.13,000 to zl.23,000 per square meter.
