Polish residential developers will continue to increase the number of apartments handed over in 2018 considering the latest data on ongoing and planned projects, real estate intermediary Home Broker analyst Marcin Krason expects.
Developers may see a slight decline in demand with the end of state support program for first time buyers MdM, broker Reas expert Kazimierz Kirejczyk believes.
Supply may be limited by problems with access to new land plots that will push land prices up, higher labor and financing costs as well as potential regulatory changes, he says.
Such developers as e.g. Robyg or Dom Development have secured appropriate land banks to operate in 2018-2019, while e.g. Polnord or JW Construction have not conducted sufficient investments in new land to keep up their current scale of operations over a long term, in the opinion of mBank analyst Piotr Zybala.
